More than a quarter of Palm Desert's homes are held for part-time use. The Census Bureau's 2020–2024 American Community Survey counts 9,988 housing units (±633) held for seasonal, recreational or occasional use, out of 37,028 in the city. For a process server, that means a correct address can still be an empty one for weeks at a time.
We serve summonses, subpoenas and every other legal document at Palm Desert homes, condos and businesses. The work is coordinated from our Sacramento office, about 442 miles away in a straight line, and the papers are served at the address in Palm Desert. We don't keep a desert office.
Courts in two directions
Palm Desert has no courthouse that takes its civil or family filings, so a case leaves town in one of two directions. The Superior Court of California, County of Riverside, sets the destination by ZIP Code and case type.
West to Palm Springs. The Palm Springs Courthouse, 3255 E. Tahquitz Canyon Way, is about 10 miles from Palm Desert's center point in a straight line. Under the civil order effective August 1, 2026, it takes Palm Desert's:
- Unlimited civil cases
- Limited civil cases
- Unlawful detainers
- Small claims
- Civil harassment and workplace violence petitions, and name changes
- Probate, under the probate order effective December 23, 2024
East to Indio. The Larson Justice Center, 46-200 Oasis Street, is about 8 miles away. The family law order effective July 8, 2024 sends divorce, custody, support and adoption cases from Palm Desert there.
Complex and class action cases are the one exception for every desert city. Those go to the Riverside Historic Courthouse, 4050 Main Street, about 60 miles west.
A note on ZIP Code 92210
The civil order lists five ZIP Codes for Palm Desert: 92210, 92211, 92255, 92260 and 92261. It also lists 92210 under Indian Wells, and the family law order does the same in its main list. That overlap doesn't change the result, because Palm Desert and Indian Wells share every courthouse assignment. A 92210 address goes to Palm Springs for civil and probate and to Indio for family law either way.
The Census Bureau's ZIP Code areas for the city are 92260 and 92211. If your party's address shows a different ZIP Code, file by the ZIP Code of the actual address, not by the city name on the envelope.
Those two ZIP Codes also reach well past the city. In the same Census file, about 47% of the land in 92260 lies outside any city or Census-designated place. 92211 extends into the unincorporated communities of Bermuda Dunes, Thousand Palms and Desert Palms. The court's order gives Thousand Palms its own ZIP Code, 92276, with the same assignments, so the filing result doesn't change. On the ground it does: a 92211 address in Thousand Palms or Bermuda Dunes isn't in Palm Desert at all, so tell the server which community it's in.
What the two courthouses hear
The court's Palm Springs page, in a July 2026 archived copy, lists evictions, small claims, civil and probate. The Larson Justice Center page, in a September 2026 copy, lists family law, criminal, traffic and juvenile. Both list weekday clerk's office hours of 7:30 a.m. to 4:00 p.m., phone lines until 2:00 p.m., and a drop box until 4:00 p.m. The court's site blocks automated reading, so check the live pages before a deadline.
Riverside's Local Rule 3118 requires parties with counsel to e-file in limited and unlimited civil cases, evictions included. A self-represented Palm Desert landlord or small claims plaintiff can still use the counter or the drop box. A lawyer who can't e-file in a particular case can ask the department assigned to it for an exception: the rule allows one on a showing of undue hardship or significant prejudice (Local Rule 3118, read on the court's site October 31, 2026). Our Riverside County court filings page explains how we handle both.
Palm Desert evictions and rental units
Every Palm Desert unlawful detainer is filed in Palm Springs, including one where the amount in dispute would make it an unlimited case. The same order covers condos rented by the month, apartments and single-family rentals alike.
The same Local Rule 3118 has a second part that matters for evictions. When a landlord has a lawyer and the tenant doesn't, the landlord's side e-files with the court but serves the tenant by non-electronic means, unless the tenant agrees to electronic service. So a represented landlord's later papers in a Palm Desert case still need paper service on a self-represented tenant. For the summons and complaint, tell us every adult who lives in the unit and the HOA or gate details for the complex.
Papers to serve in Palm Desert?
Serving someone who's here part of the year
An address that's right in February may be wrong in August. These are the questions we ask on a Palm Desert request:
- Where else does the person live? A primary home in Orange County, Los Angeles or anywhere else in California may be the better first attempt.
- When are they usually here? If you know they arrive after the holidays or leave in spring, say so.
- Who manages the property? An HOA or management company isn't the party, but it may know whether a unit is occupied right now.
- Is it a rental? For a vacation rental tenant, the booking dates and a vehicle description matter more than the mailing address.
Substituted service has its own wrinkle here. Under Code of Civil Procedure § 415.20(b), if personal delivery fails after reasonable diligence, the papers can be left at the person's dwelling house, usual place of abode, usual place of business or usual mailing address (not a post office box) with a competent adult, then mailed. Whether a house used a few months a year qualifies as a usual place of abode is a legal judgment for the attorney on the case. This is general information, not legal advice.
The rules on attempts are also changing. Starting January 1, 2027, AB 747 adds a set number of personal delivery attempts before substituted service, which takes longer when a home sits empty. See our AB 747 guide for what changes.
Gated communities and country clubs
When a Palm Desert address sits behind a gate, whether a call box or a staffed guard house, access depends on that community's rules. The Letter of Instruction should tell the server what to expect:
- the community name and the gate the server should use
- the name the resident uses on the call box
- any guard house sign-in rules you know of
- whether a resident has given you a code or a contact
If we can't get through the gate on an attempt, we record it and report what happened, and a workplace or second address becomes the next option. Status updates come by email.
Probate hearings for Palm Desert estates
Palm Desert probate, guardianship and conservatorship cases are heard by the Probate Division in Palm Springs, but many hearings there don't need anyone in the room. Under Local Rule 7010, a party may appear by Zoom at a probate hearing the court treats as non-evidentiary: no objections are raised on the hearing date and the probate notes show no deficiencies or questions. The other parties get notice of the remote appearance beforehand, and no advance notice to the court is required.
The court's list of evidentiary probate hearings, where it doesn't allow remote appearances, includes temporary conservatorships, temporary guardianships, reports of sale and elder abuse restraining orders. If a petitioner or witness spends part of the year away from the desert, plan travel around those in-person dates.
Serving a Palm Desert business
A Palm Desert shop, medical office or management company may be owned by a corporation or LLC based somewhere else. Each one has to name an agent for service of process in its Secretary of State filings under Corporations Code §§ 1502 and 17701.13. Check bizfile Online, then give us the agent's name and listed address. The agent may be in Los Angeles or Sacramento rather than the desert, and an office address with set business hours is often simpler to serve. Our page on serving corporations covers businesses with no current agent.
If a filing deadline is close, our post on rush legal document service explains what to include with a Rush request.
Neighboring desert cities
Indian Wells, about 3 miles east, and Rancho Mirage, about 4 miles west, have the same courthouse assignments as Palm Desert. So do La Quinta and Cathedral City, each about 8 to 9 miles away. Indio, 7 miles east, is home to the Larson Justice Center. The full list is on our Riverside County process serving page.
