Hi Vista is a high-desert community in the northeast corner of the Antelope Valley, out where Los Angeles County meets Kern and San Bernardino. The U.S. Geological Survey lists it as a populated place. It isn't a city, and the Census Bureau publishes no population for it. For legal papers, that means two things: the County of Los Angeles is the local government, and the courthouse for most cases is in Lancaster.
Serving papers here is a matter of planning. Addresses can be far apart, and a wasted trip costs days. We run Hi Vista requests from our Sacramento office, about 338 miles away, and send a process server to the property with the directions you give us.
What Hi Vista is, on paper
USGS feature 1660742 places Hi Vista in Los Angeles County with its own named point and no incorporated status. Its ZIP Code is 93535, and that ZIP Code area is enormous. By the Census Bureau's 2020 ZCTA to place file, 93535 covers about 239 square miles of land. Lancaster holds about 12% of it, Palmdale about 2.5% and the Lake Los Angeles census-designated place about 1.6%. The other 84% or so lies outside any city or census-designated place. Hi Vista is in that unincorporated majority.
So a "93535" address could be a Lancaster tract home or a desert parcel 20 miles east of it. The ZIP Code alone tells the server very little. The street address, the cross streets and a pin on a map tell the server much more.
Where Hi Vista cases are filed
We ran 93535 through the Los Angeles Superior Court's filing court locator in October 2026. It returned six community rows: Hi Vista, Lake Los Angeles, Lancaster, Redman, Roosevelt and Wilsona Gardens. All six gave the same answers:
| Case type | Courthouse |
|---|---|
| Unlimited civil (over $35,000) | Michael Antonovich Antelope Valley Courthouse, 42011 4th Street West, Lancaster |
| Limited unlawful detainer | Antelope Valley Courthouse |
| Small claims | Antelope Valley Courthouse |
| Family law and restraining orders | Antelope Valley Courthouse |
| Probate | Antelope Valley Courthouse |
| Limited civil collection | Chatsworth Courthouse, 9425 Penfield Avenue, about 57 miles away |
| Limited civil, not collection | Stanley Mosk Courthouse, 111 North Hill Street, about 54 miles away |
Probate is the notable entry. Elsewhere in the county most probate goes downtown, but Local Rule 2.3 lets conservatorship, guardianship, decedent's estate and trust matters be filed in the North District when the person, the decedent or the trustee is there. Chapter 2 of the court's Local Rules, effective July 1, 2026, sets out the details.
At the Antelope Valley Courthouse
The court's directory lists these first-floor counters, open 8:30 a.m. to 4:30 p.m. on court days:
- Civil Clerk's Office and Small Claims: (661) 483-5797. Civil fax filings go to (562) 753-0443.
- Probate Clerk's Office: (661) 483-5790, with a probate attorney on the 3rd floor at (661) 483-5514.
- Family Law Clerk's Office: (213) 633-6363, and the Family Law Facilitator on the 3rd floor at (661) 483-5522.
The building opens at 8:00 a.m. Attorneys e-file civil cases in Los Angeles unless the court grants an exemption, so a counter visit is mostly for self-represented filers and exempt documents. We can file for you through our Los Angeles County court filing service and send the conformed papers straight to the server.
Three counties within a short drive
Hi Vista sits close to two county lines. In Census Geocoder lookups we ran in October 2026, points due north of the Hi Vista map point stayed in Los Angeles County until about 6 miles out, then switched to Kern County. Points due east switched to San Bernardino County after roughly 6 miles, where ZIP Code area 92301 begins.
That matters for filing more than for serving. A process server can deliver papers in any of the three counties, but a new case about property or events across a line belongs in that county's superior court. If the property is near the edge, confirm the county on the tax bill or the assessor's record before you file. Edwards, the community on the base about 16 miles north, is in Kern County. Base access is controlled; give us an off-base address.
Remote desert addresses
Remote areas are subject to different timelines, and Hi Vista is a fair example of a remote area. The server may drive a long way for each attempt, and a locked gate or a wrong turn can end the day. What turns a first attempt into a successful one:
- The assessor's parcel number, if the property has no posted street number.
- GPS coordinates or a dropped map pin for the house or the gate.
- A photo of the property from a listing, a prior visit or your client.
- Who else lives there, since a competent adult household member can accept substituted service once diligence is shown.
- Animals and gates: loose dogs, livestock or a chained entrance.
- Where the person goes during the day, such as a job in Lancaster or Palmdale, which can make a town address easier than the parcel.
If the person collects mail at a box in town, that box is no help for substituted service, which the statute won't allow at a U.S. Postal Service box, so the physical location is what the server needs.
If the hearing is close, call 855-582-5776 before choosing Rush, so we can tell you what's realistic for the location.
Papers to serve in Hi Vista?
Photos and the 2027 proof of service
AB 747 changes what the proof of service shows, starting January 1, 2027. Under the new CCP § 417.10, the proof for personal, substituted or posted service includes at least one photograph of the site of each attempt, stamped with the date, time and GPS or equivalent coordinates. At a home, one photo shows the door, or the entrance if the door isn't reasonably accessible, and the server explains why. If no GPS or cellular signal is available, the server gives a detailed statement on or with the proof instead.
For a gated desert parcel, that means the server may photograph the gate and explain why the front door couldn't be reached. Tell us up front if you know the gate stays locked.
The same law says three good-faith attempts on three different days at three different times show reasonable diligence before substituted service (CCP § 415.20(b)(2)). At a remote address each visit can be a long round trip, so give us the hours the person is most likely to be home. Our AB 747 guide covers the other changes.
Evictions in unincorporated Hi Vista
A Hi Vista eviction is filed at the Antelope Valley Courthouse and served at the unit. The tenant has 10 court days after personal service to respond, according to the California Courts Self-Help Guide. From January 1, 2027, a court order for posting under CCP § 415.45 rests on the same three-visit showing of diligence, with at least one attempt at the tenant's home unless the property is commercial.
Because Hi Vista is unincorporated, county programs may also apply. The Los Angeles County Department of Consumer and Business Affairs says that since April 16, 2026, a nonpayment termination for a unit covered by the county's Rent Stabilization and Tenant Protections Ordinance can proceed only if unpaid rent exceeds two months of Fair Market Rent. The county also offers free eviction defense to eligible tenants in unincorporated areas through Stay Housed LA. Whether a particular Hi Vista rental is covered is a question for the landlord's attorney.
Collections and smaller civil cases leave the valley
Two case types skip Lancaster. A limited collection case under California Rules of Court rule 3.740 is filed at the Chatsworth hub, about 57 miles southwest of Hi Vista, where the directory lists civil collections in Room 1200 and collections motions in Department F43, reserved online. Any other limited civil case, $35,000 or less and not an eviction, goes to the Stanley Mosk Courthouse downtown, about 54 miles away.
The distance to the courthouse doesn't change where the debtor is served. In a consumer debt case, the 2027 version of CCP § 415.20 calls for at least one attempt at the debtor's home when that address is known or can be found with reasonable effort. For a Hi Vista debtor, that's the desert address, so the directions above matter here too.
Neighbors in the same ZIP Code and beyond
Hi Vista's nearest named neighbors share its court. Lake Los Angeles, a census-designated place to the south, has about 38% of its land in 93535 and the rest in 93591. The locator's 93591 rows for Lake Los Angeles and Palmdale also return the Antelope Valley Courthouse, as do the Juniper Hills and Littlerock rows in 93543. Redman, Roosevelt and Wilsona Gardens appear as their own rows under 93535 and match Hi Vista line for line.
For a paralegal, that consistency helps: a case involving several east Antelope Valley addresses will usually stay in one courthouse. The places that break the pattern are across the county lines, not inside the valley.
Family law, restraining orders and small claims
Divorce, custody and restraining order cases from Hi Vista are filed in Lancaster. The proof for a restraining order is DV-200 or CH-200, and the papers go to the restrained person by hand, so a vehicle description and work location help. A family law summons is usually proved on FL-115, and the petitioner can't serve it personally.
Small claims are filed at the same civil counter. Under CCP § 116.340, the defendant needs the claim at least 15 days before the hearing if they live in Los Angeles County, or 20 days if they live outside it. A Hi Vista hearing date set close to the filing date leaves little room for a remote address, so file early when you can.
Serving the County or a business
Hi Vista has no city government. Papers for a public entity here are usually directed to the County of Los Angeles or a special district, served through the clerk, secretary, president, presiding officer or other head of its governing body under CCP § 416.50. For a corporation or LLC, serve its agent for service of process from the Secretary of State's bizfile Online search. Our serving corporations page covers the fallbacks.
When the person isn't at the parcel
If the person no longer lives at the parcel, skip tracing looks for a current address before another long drive. Our post on skip tracing for legal cases explains what we search.
