Rancho Palos Verdes is a hillside city on the southern edge of the Palos Verdes Peninsula, and it has no courthouse of its own. Its cases are filed in two South Bay buildings: Torrance for family law, and Inglewood for evictions and small claims. Larger civil suits can go to either one. A second local issue matters more for service than for filing. Part of the city sits on active landslides, and some homes there have been red-tagged, lost utilities or entered a buyout program, so the person you're trying to reach may not be living at the address on file.
We serve summonses, subpoenas and every other legal document at Rancho Palos Verdes homes and businesses, and we file the case for you at the right counter. Open a Service Request or email Service@ValproAttorneyServices.com.
Rancho Palos Verdes courthouses, by case type
The Census Bureau's 2020 relationship file puts essentially all of Rancho Palos Verdes inside ZIP Code 90275, and about 99.5% of that ZIP's land inside the city. A small piece belongs to Rolling Hills Estates. We ran 90275 through the court's Filing Court Locator on October 29, 2026, and it returned one row, under Rancho Palos Verdes:
| Case type | Courthouse | Distance |
|---|---|---|
| Family law and restraining orders | Torrance Courthouse, 825 Maple Ave., Torrance | 7.1 mi |
| Unlawful detainer (limited) | Inglewood Courthouse, 1 Regent Street, Inglewood | 15.6 mi |
| Small claims | Inglewood Courthouse | 15.6 mi |
| Unlimited civil (over $35,000) | Inglewood Courthouse or Torrance Courthouse | 15.6 or 7.1 mi |
| Limited civil, collection | Norwalk Courthouse, 12720 Norwalk Blvd. | 21.0 mi |
| Limited civil, other | Stanley Mosk Courthouse, 111 North Hill St., Los Angeles | 22.9 mi |
| Probate | Stanley Mosk Courthouse | 22.9 mi |
Distances are straight-line from the city's Census center point. Torrance and Inglewood both belong to the court's Southwest District under Local Rule 2.2, along with the Torrance Annex on Torrance Boulevard.
Peninsula evictions are filed in Inglewood
A Rancho Palos Verdes landlord files a limited eviction at Inglewood, more than 15 miles away, not at the much closer Torrance building. The Torrance directory lists civil, criminal, family law and traffic, with no unlawful detainer division. Lomita, just north of the peninsula, is charted to Long Beach for evictions, so the two neighbors don't match.
At Inglewood, the Civil Clerk's Office is on the 2nd floor in Room 202, and parking is in the paid east garage. Clerks there take filings from 8:30 a.m. to 4:30 p.m. on court days.
Once the tenant is served, the answer window is short. The Judicial Council's eviction guide gives a tenant who receives the papers in hand 10 court days to respond, not counting weekends or court holidays. If the papers were left with another adult or posted, then mailed, the window is 10 calendar days plus 10 court days from the mailing. A request for a Rancho Palos Verdes rental should name every adult occupant, the unit or guest house, and how a server reaches the door if the home sits behind a gate or down a private drive.
Land movement and the address on file
The city maintains a land movement page with regular updates. Its October 28, 2026 post reports that areas still moving inside the active landslide boundary averaged 1.05 inches per week in early October. The Abalone Cove and Portuguese Bend landslides both sped up between September and October, while the Klondike Canyon landslide showed no measurable movement. The same page links to gas shutoff information from SoCalGas and electricity updates from SCE.
The city's Voluntary Property Buyout Program adds to the picture. On October 14, 2026, the city announced more than $54 million in FEMA grants to acquire 27 pre-selected properties in the Greater Portuguese Bend Landslide Area. The city says homes were ranked by safety factors including red- or yellow-tag status and loss of utility service, and that acquiring the properties and demolishing the homes will likely take a few years. Interest runs wider than those 27 homes: the city received 85 applications when the program opened in fall 2024, and a third funding round for about eight more homes is waitlisted.
For a process server, that has practical effects:
- A home may be empty. A red-tagged or unpowered house may have no one living in it, even though mail still goes there.
- The owner may be in escrow with the city. A property in the buyout may change hands during your case.
- Conditions keep changing. The city asks residents who notice new cracks or jammed doors and windows to request an inspection, so a home that was occupied last month may not be today.
- Roads and timing. The city has extended a temporary ban on bicycles, motorcycles and similar wheeled vehicles on about 2 miles of Palos Verdes Drive South. Cars aren't affected by that ban, but the stretch is worth noting when planning attempts.
The page also explains the city's two alert levels. An evacuation warning means residents should get ready to leave, and an evacuation order means they need to leave right away. At the page's last alert update, dated April 16, 2026, no warnings or orders were in effect for the landslide area. If one is issued while your case is open, a deadline that depends on serving someone inside the zone may need extra time.
If your party's address is in or near the landslide area, say so in the Letter of Instruction. If attempts show the home is vacant, skip tracing can look for where the person moved, and you approve the new address before we go back out.
Papers to serve in Rancho Palos Verdes?
Family law and restraining orders at Torrance
Torrance is the closest courthouse for most peninsula residents, and it handles their family cases. The directory lists Family Court Services mediation in Room 330 and the Family Law Facilitator in Room 310, both on the 3rd floor. The building's jury assembly runs out of a trailer, and the traffic clerk out of a separate trailer two buildings west.
A divorce or custody summons served on a Rancho Palos Verdes spouse is usually proved on Judicial Council form FL-115. A restraining order must be handed to the restrained person before the hearing. Put the hearing date first on the request, then a photo, the person's vehicle and any regular places they go, such as a workplace or a gym.
Small claims: service deadlines from the Inglewood date
A Rancho Palos Verdes small claims case is heard at Inglewood. The Inglewood directory also lists a Small Claims Advisor run by the County of Los Angeles, who can answer procedural questions.
The Judicial Council's guide sets service deadlines by counting backward from the trial date. Personal delivery must happen at least 15 days before trial, or 20 days when the defendant is in a different county from the court. Substituted service must be done 10 days earlier than that. If the count lands on a weekend or court holiday, use the court day before it. The plaintiff can't serve the claim, and the adult who does signs form SC-104.
Unlimited civil and injury cases
For a case over $35,000, the locator names both Inglewood and Torrance. Local Rule 2.3 sets the tests. A real property dispute is filed where the property is, a contract case where performance is required or the defendant lives, and an employment case where the work was done or where the employer does business.
Personal injury is mandatory: an unlimited suit for bodily injury, wrongful death or damage to personal property goes in the district where the incident occurred. A fall at a Rancho Palos Verdes trailhead or a crash on Hawthorne Boulevard belongs in the Southwest District. Every new civil filing also needs form LACIV 109, the Statement of Location, and the rule says a copy must be served with the summons and complaint.
Probate and collection cases leave the peninsula
Probate, trust, guardianship and conservatorship cases from Rancho Palos Verdes are filed at Stanley Mosk in downtown Los Angeles. Local Rule 2.3 sends that work to the Central District, and its North District exception applies only to the district whose courthouse is in Lancaster. Limited civil cases other than collections go to Stanley Mosk too. Collection cases go to Norwalk.
Probate notices are served on heirs and interested persons wherever they live. When an estate has family in several counties, list them all on one request.
Serving the city or a business
Some cases name the City of Rancho Palos Verdes or another public agency. Judicial Council form SC-104C, written for small claims, explains whom to serve when the defendant is a public entity rather than a person. City Hall is at 30940 Hawthorne Blvd., according to the city's own website.
For a corporation, LLC or limited partnership, the Secretary of State's business search shows the agent for service of process, who accepts legal papers for the company. If no agent can be found, an officer of a corporation can be served instead. Our serving corporations guide covers registered agent companies and out-of-state entities.
What to include for a peninsula address
Hillside homes, gates and long driveways all affect how a server approaches a door. Put these in the Letter of Instruction:
- The full address, with any guest house or unit, and the gate or call-box code if you have one.
- Whether the home is in or near the landslide area, and anything you know about its condition.
- When the person is usually home, or where they work.
- A photo or description, and the car they drive.
- Past attempts, with who answered and what was said.
- The hearing date, so the attempts are spaced to finish ahead of it.

Filing and serving on one request
We file Rancho Palos Verdes cases at Torrance, Inglewood, Norwalk or Stanley Mosk, at the counter or by eFiling, then send the papers out once the summons issues. For law firms, eFiling is the default. The court's civil e-filing FAQ says litigants represented by attorneys must e-file in civil cases unless they obtain an exemption order, requested on forms EFS-007 and EFS-008. Self-represented parties may still file on paper. Our Los Angeles County court filing page explains the counters and eFiling, and document retrieval pulls endorsed copies and case records. The proof of service guide covers the form you get back, and who can serve papers in California covers the rules on servers.
